APEC of Marilao Grand Villas – A House Builder or a Dream Wrecker

Today should had been one of the happiest days of my life, but apparently it turned the other way around….Last month we had our house punch listing (my post about the punchlisting here) where in we listed the house deficiency for repair of our unit before actual turn over of the house key. They told us to be back today (September 4, 2010) – that is 1 month and 5 days to be exact from the day of the punch listing.

We are supposed to go to MGV tomorrow since my husband has half day work every Saturday. But I really insisted that we go to MGV for the key turn over. So even though how tired my husband was he drove me off to Marilao, with our mind set that when we go home we already had the keys of our house with us.

The Turn Over Staff (by the name of Sol) told us to go ahead in our house and she will follow us on site. But much to my dismay when we arrived at our house- No rectification or correction has been done to address the deficiencies that we had listed during the punch listing. Our house was left untouched from the time that we left it a month ago. Grrrrrrrrrrr…….Grrrrrrrrrr…………….. 

I was texting and calling APEC but they do not give a damn in responding to my text or answering my calls. The staff even asked me if I am using SMART network since their service phone is SUN. I told her that I am using a SMART phone but that does not matter since I am the one calling and it will not be debited into her precious load. Another Grrrrrr….
On the way to MGV my heart was filled with joy, I even told my husband that at last after all the problems that we encountered in the processing of our docs with APEC Realty we will now have evidence that the house is ours. We really have a bad experience with APEC Realty of Marilao Grand Villas (See post here and here). I thought that after the bad experience with them, everything will turn out well.

 

But I was completely wrong. APEC of Marilao Grand Villas has been consistent in giving bad customer service. To add on, while we are at their office on site, there were several buyers who are also irate. Because of the over slow processing of APEC some has even waived their punch listing and move in to their units even though there are defects that need to be rectified. While one buyer should have move in by tomorrow since he is only renting and tomorrow will be his last day in his rented place, other wise if he will extend the stay he still have to pay for a month of rent. 

We are also of the same predicament, we are also renting, and we thought that we could have move in this summer but again here we are in the same cycle of bad APEC service. We are not only the one ranting here; our case is not an isolated case. I am pissed off; imagine we are one of the first buyers in the subdivision having paid our first equity since May 2007. Three years has passed but still our house was not yet turned over to us. I am expecting that when my OFW husband comes home, we will already be staying in the fruit of his hard work. My husband has left Saudi to work in the Philippines for good but still we are in our rented place.

I am fuming mad now. Apart from this just a week ago, we received the monthly PAG-IBIG billing stating that we are late in paying our monthly house dues. We gave 35 cheques (equivalent to 3 years of payment) to APEC for the PAG-IBIG payment since they told us that it is mandatory that the developer will be the one to pay PAG-IBIG in our behalf. In other words the developer is not prompt in paying our monthly obligation to PAGIBIG. I don’t care if the penalty is only Php 92.00. It might be a small amount but the fact of the matter is that we already provided post dated cheques ahead of our due date then they should pay on time. If they cannot do that in our behalf, then we could have just paid directly to PAGIBIG.

Once again, we are promised that our unit will be given priority and we are asked to be back next Saturday (September 11, 2010). I do not know if I will still believe them. APEC sulks big time, for buyers contemplating on buying, think twice thrice. Go to the site and interview those who are already residents, asked them of the problems that they encounter. I do not know about the other APEC developed properties, but in Marilao Grand Villas they are a major, major disaster.

I hate you APEC of Marilao Grand Villas, and now I am really mad I hate you bigtime ……………as in fuming mad.

On the sidenote: If there are agents, whatever products you are offering, realty, insurance, properties etc..always make sure that you will be with your buyer all through out until your product is properly turn over to your clients. More often than not there are those that who are only accommodating from the moment the product or insurance quote was given until the time that the buyer signed up. let this experience of mine be a lesson learned.

    most developers/sellers are like that, in my opinion. once they have the money na, they don't care na whether or not they are doing their job well.

    Naku lots of problems nga yan sa developer like pa man din sana namin dyan sa MGV pero kung ganyan ang magiging problems better hanap na lang kami ng iba. Thanks for sharing this experience I hope the management of MGV will resolve this problems.

    @rj's mama- i was told nga by some friends and fellow bloggers na may mga lapses tlg sa mga middle class to low end subd….pero hard earned money yun kaya dapat pahalagahan naman sana nila

    awww sorry that there are services like that. sana naka seminar ang mga yan kung ano ang customer service.

    sorry they let you feel mad as in mad but take a deep breath para di ka magka wrinkles. hopefully this will be settled soon and soon makalipat na kayo sa magandandang bahay ninU.

    This is really sad. Pero ganun din ung developer nung nakuha kong unit sa Marilao. I guess magaling lang talaga ang mga developer pag kumukuha ng buyers, pero pag nakuha na nila ung gusto nila, dedma na sila :(

    I feel you, sis! sino nga ba naman ang matutuwa sa ganyan? Hay, ano na bang nangyayari sa mga house developers these days? Parang me kanya-kanyang controversies… sana lang ma address nila agad yung issue mo sis.
